AN INVERVIEW WITH THE THE LOCAL REP

By Tanya Ocampo, RE/MAX Real Estate Group

The economy has made people thinking twice about taking on the responsibility of home ownership. Renting shifts most repair responsibilities on the landlord, but buying puts the owner in charge of anything and everything that might go wrong. Residential Service Contracts are limited home warranties that take some of the financial pressure off a new owner in emergencies involving the certain appliances and mechanical systems of the house.

Forms in Spanish

By Tanya Ocampo
Associate Broker/REALTOR
with REMAX Real Estate Group.

Dear Tanya,
After her oldest son was shot in the Drug War in Juarez, my aunt Jimena and her family fled to El Paso. Fortunately, Tia has enough money saved up from her business to buy a foreclosure she saw with her REALTOR last week. Unfortunately, Tia flunked English in the Preparatoria. She’s confused and intimidated by the mountain of English documents she has to sign. Her agent speaks only Border Spanish. Are there any contracts in Spanish? -Favorite Niece

Don’t Be The “CO” in CO-Signer

By Tanya Ocampo

Dear Tanya,

My 24-year-old nephew, Frank, has asked me to co-sign on his mortgage loan. He knows I have excellent credit and a successful business. Frank, I’m sorry to say, is a high school drop-out. He has worked in a variety of low-skill, poorly paid jobs since he was 16, and he has marginal credit. He was married three times, producing a child that he has to help support in each one. The only reason I’m even considering helping him is that he’s the youngest child of my favorite sister, who died recently. What do you think? -RICH UNCLE

Real Estate Short SALE

By Tanya Ocampo

If you’ve ever bought a new car, you know that it’s worth less than you paid for it as soon as you drive it out of the showroom.  If you decide to sell the car soon after you bought it, and you owe money for financing it, you will most likely have an upside-down loan.  You owe more on the car than it’s worth.

Real estate short sales can also be upside down.   If you owe more money against your home than you can possibly recover from selling it, and you don’t own assets you can liquidate or have funds in your bank account to write a check at closing, then you are upside down and a potential candidate for a short sale.
